It is characterized as a pioneering, fundamental, driving, and risky industry.
The real estate industry encompasses activities of investment, development, operation, management, and services in real estate, belonging to the tertiary sector. As a land-rich nation, China's real estate industry serves as a pillar of the national economy and has contributed significantly to the country's rapid economic growth. However, several critical issues persist in its development process:
- Waste and Loss of Resources. Uncontrolled development and disorderly expansion have resulted in massive waste of land resources and substantial loss of state-owned assets.
- Increasing Vacancy Rate of Commercial Housing.
- Short-term Behavior in Real Estate Development Damages Ecological Environment. Developers' unilateral pursuit of economic benefits has led to excessive building density and floor area ratios, insufficient green spaces, and neglect of ecological environment protection in some projects.
